What we cannot take

For safety and environmental reasons, some things have to go through a licensed hazardous-waste route instead. Tell us on the phone if you have any of them and we will point you at the right place before we quote.

How It Works

Four steps, and you are only needed for one.

  1. Contact

    Call, text or send the form. Tell us the town, the space and roughly what is in it — photographs from your phone are plenty. Vacant property? Give us the lockbox code and you never have to be there.

  2. Quote

    We walk the space, or work from your photographs, and give you one itemised number that already includes labour and disposal. Nothing is loaded until you have said yes to it.

  3. Clear

    The crew arrives on time and empties the space. Anything you flagged to keep is set aside first, not guessed at. What can be donated or recycled is separated as we load.

  4. Sweep Up

    We sweep the floor out behind us and take everything with us the same day. If you are not there, you get photographs of the empty space before we lock up.

What It Costs

Three things move a cleanout price

Cleanouts are quoted on the job, not off a menu, because no two garages are the same. These are the variables we are looking at when we give you a number.

Volume

How much of the truck it fills. A single garage and a four-bedroom house are different jobs, and this is the variable that moves the number most. Photographs are usually enough for us to call it closely over the phone.

Access

How far it has to travel to reach the truck. A ground-floor garage with the door up is quick. A third-floor walk-up, a narrow basement stair or a back yard with no gate takes longer, and the estimate says so up front.

What is in it

Where it can go. Anything donatable or recyclable costs less to move than material that has to be weighed in at the transfer station. Appliances, mattresses and construction debris carry their own disposal rates, and those are already inside your quote.

Cleanout questions we get asked

How much does a cleanout cost in NJ?

Cleanouts are priced per job rather than off a price list, because the volume, the access and the type of material all move the number. We give you one itemised estimate up front that already includes the labour and every disposal fee, there are no hidden charges, and nothing is loaded until you have agreed to the price. Send photographs from your phone and we can usually get very close over the phone.

How long does a house cleanout take?

Most cleanouts are finished the same day. A single garage or basement is usually a few hours; a full house or a large estate can run to a full day or occasionally two, depending on how much there is and how far it has to travel to reach the truck. We tell you which one your job is when we quote it, not when we arrive.

Do I have to be there for the cleanout?

No. A lot of our estate, foreclosure and rental turnover work is booked by people who live out of state. Give us access — a key, a lockbox code or a neighbour — tell us in writing what is to be kept and what goes, and we send you photographs of the empty space before we lock up.

What can you take in a cleanout?

Almost everything a property fills up with: furniture, appliances, electronics, mattresses, clothing, boxes and paperwork, garage and shed contents, yard waste, timber, and construction and renovation debris. For safety and environmental reasons we cannot take hazardous materials — paint, solvents, household and pool chemicals, motor oil, fuel and propane, asbestos, medical or biohazard waste, or ammunition. Tell us before we quote if any of those are in the space and we will point you at the right disposal route.

What happens to everything you take away?

We sort as we load. Anything still usable is set aside for donation, metal and other recyclables are separated out, and only what is genuinely left over goes to the transfer station. It keeps material out of landfill and it is also why our pricing works — the less that has to be weighed in, the less the job costs.

Can you set aside things I want to keep?

Yes, and it is worth being specific. Mark the items, put them in one room, or send us a list before the day. The crew pulls those out first and confirms with you before anything else moves. On estate jobs we would always rather stop and ask than guess.

Do you clean the space afterwards?

We sweep the space out behind us, which is what most people mean by broom-clean, and it is included in every cleanout at no extra cost. That is a sweep-out rather than a deep clean — if the property needs a full clean before a sale or a new tenant, say so when you call and we will tell you what we can do.

Do you do commercial cleanouts?

Yes — offices, storefronts, warehouses, restaurants, schools and units between tenants, across the same 29 towns. We schedule around your trading hours, including evenings and weekends, so the clear-out is not happening in front of your customers or your staff.

Should I book a cleanout or rent a dumpster?

Book a cleanout when you want the space emptied for you in one visit and would rather not touch any of it. Rent a dumpster when the job runs over several days and you want to load it yourself at your own pace — a renovation or a long declutter. If you are not sure, describe the space to us on the phone and we will tell you which is cheaper for your job, even when that is not the cleanout.

How soon can you come out?

We keep same-day and next-day slots open and we work seven days a week, 7am to 7pm. Closing dates, listing dates and tenant turnovers do not always give much notice, so if you are working to a deadline say so when you call and we will tell you honestly whether we can hit it.
